Landy Property

Project Description

The Landy Property is a 33 acre parcel of undeveloped land located north of Toledo Terrace and immediately south of Northwestern High School. It is located within the "Neighborhood  Edge" character area of the Prince George's Plaza Transit District Overlay Zone. 

In January 2018, the applicant submitted a preliminary plan of subdivision proposing 341 fee-simple townhouses of a variety of sizes on the property. Their preliminary plan also creates several small green spaces and one large "sledding hill" on the property. As part of their application, the applicant also plans to install a Capital Bikeshare station on site, fronting Belcrest Road. The preliminary plan of subdivision for the property went to the City Council in February 2018. The Prince George's County Planning Board approved the application on March 1, 2018. In May 2018, the applicant presented their plans for an infrastructure only Detailed Site Plan (DSP) for Phase I of this project. Phase 1 consists of approximately 133  lots on the easternmost portion of the property. The infrastructure DSP includes details on roadway and utility construction, landscaping, lighting and recreational space. The City Council voted to support the plan, with conditions, on July 16, 2018. The Planning Board approved the infrastructure plan on October 18, 2018. 

On Monday, October 7, 2019, the Hyattsville City Council voted in support of the applicant's architectural detailed site plan for three (3) townhouse models subject to conditions. In April 2020, the M-NCPPC Prince George's County Planning Board approved the applicant's architectural detailed site plan for three (3) townhouse models (the Hugo, Jenkins, and Luisa).
